PROCEDURE OF PURCHASING REAL ESTATE IN CROATIA


1). sightseeing


The property is viewed with a German-speaking contact person on site.

You will convince yourself of the property and receive all the information you want about the property.


2). Preliminary contract

To protect buyers and sellers, a preliminary contract is first drawn up and signed by a lawyer. This will be translated into German. The property is now reserved for you.

As a buyer, you now have enough time to calmly clarify everything that is required. After signing the preliminary contract, a down payment of 10% of the purchase price is customary.


3). Purchase contract


You need an OIB number (personal identification number) for the notarial certification. The lawyer will handle the application for you.


The lawyer draws up the purchase contract and the certification is carried out by a notary.



4). Entry in the land register


The lawyer will take care of the land register entry at the court for you. This is followed by a land register block (similar to a notice of conveyance) in your name.

After receiving the registration permit from the court, the buyer is entered in the land register as the owner. Property registration takes about 10 days.


Additional costs when buying property in Croatia:


- The real estate transfer tax is 3% of the purchase price (not of the furniture)

- The broker's commission 3.75% (incl. 25% VAT PDV)

- The legal fees amount to approx. 1% of the purchase price

- Other fees (e.g. registration and re-registration, etc.) - depending on the effort / the respective local tariff
